Purpose

To approve bids received from the Sealed Bid Notice of Tax Deeded property.  Also to order the County Clerk to issue Quit Claim Deeds to the successful bidders.

Background

Every year after tax deeds are taken, some of the properties are immediately available for sale to the general public through a sealed bid sale.

NOTE:  As you will see in the next resolution that I do in the system, we also received re-purchase funds from the former owners of #018-0444-00000.  The Property & Insurance Committee will have to choose between authorizing the sealed bid or authorizing the recission of that portion of the tax deed.  This will also mean this resolution may change or my next resolution in the system will be pulled.

The Property & Insurance Committee sets the  minimum appraised value on these properties.  This amount is sufficient revenue to reimburse Sauk County for its costs invested in the property or properties sold.

ACCEPTING BIDS ON TAX-DELINQUENT REAL ESTATE ACQUIRED BY SAUK COUNTY

            WHEREAS, your Property and Insurance Committee has appraised certain property, acquired by Sauk County as tax-delinquent real estate, pursuant to the Wisconsin Statutes; and,

            WHEREAS, the Sauk County Treasurer has advertised the sale and appraised value of such real estate in a Class 3 Notice under Chapter 985 of the Wisconsin Statutes; and,

            WHEREAS, at 8:00 a.m. on November 21, 2014, the Sauk County Treasurer and the Sauk County Deputy Treasurer opened bids for said property, the successful bidder indicated, with all parcels not receiving sufficient bids being omitted; said properties receiving sufficient bids described below:

            WHEREAS, Sauk County is now authorized by § 75.69 of the Wisconsin Statutes to accept the bids exceeding the appraised value of said property deemed most advantageous to it.

            NOW, THEREFORE, BE IT RESOLVED, by the Sauk County Board of Supervisors met in regular session, that the Sauk County Clerk is hereby instructed to issue Quit Claim Deeds for the above described real property to the above-named successful bidders upon receipt in full of the amounts of said bids by the Sauk County Treasurer by December 5, 2014.

              AND BE IT FURTHER RESOLVED that the Sauk County Clerk is also authorized to accept the next successful bid exceeding the appraised value of any parcel if the successful bidder on said property does not make payment by December 5, 2014 as instructed by the Treasurer.

            For consideration by the Sauk County Board of Supervisors on December 16, 2014.
