Deed Recording and Filing Information

Recorded Documents (Deeds, Mortgages, Land Contracts, Satisfactions, etc.)

  • Only one Mortgage can be Partially Released, Assigned or Satisfied with a single instrument
  • Recording fee: $30.00 per document (regardless of pages)

Real Estate Transfer Return Form

  • Effective July 1, 2009 - All Deeds received on or before July 1, 2009 must be accompanied with an eRETR receipt (see link below).
  • A transfer form and fee or exemption number is required for all conveyances.
  • Current rate of fee is $3.00 per $1,000 of value rounded up to the next higher hundred.
  • Real estate value is required (#18)

Termination of Decedent's Interest

  • Document must provide proof (typically the vesting deed) of either marital property or joint tenancy.
  • Recorded copy of deed exhibiting joint ownership must be attached.
  • Recording fee: $30.00

Certified Survey Maps (CSM)

  • CSMs must be drafted on legal sized paper with a minimum weight of 30#.
  • Must leave a 3"x3" space for recording information.
  • Recorded CSMs will not be returned to sender.  Remain on file in ROD.
  • Recording fee: $30.00

Plat Maps

  • Recorded plats will not be returned to sender.  Remain on file in ROD.
  • Recording fee: $50.00 (with the exception of Highway Plats which are $25.00).

UCC Financing Statements

  • Only UCCs pertaining to real estate in Sauk County are recorded in the Register of Deeds.
  • All other UCC Financing Statements, please visit the Wisconsin Department of Financial Institutions website (see link below).
  • Recording fee: $30.00

Military Discharges

  • Register of Deeds provides certified recorded Military Discharges.
  • Military Discharges are not public record.
  • For information regarding discharges or benefits, please contact the Sauk County Veterans Service Office.
