Deed Recording and Filing Information

Recorded Documents (Deeds, Mortgages, Land Contracts, Satisfactions, etc.)

  • Only one mortgage can be Partially Released, Assigned or Satisfied with a single instrument
  • Recording fee: $30.00 per document (regardless of pages)

Real Estate Transfer Return Form

  • Effective July 1, 2009 - All Deeds received on or before July 1, 2009 must be accompanied with an eRTR receipt (see below). No paper transfer returns (Green/White Form) will be accepted (see below).
  • A transfer form and fee or exemption number is required for all conveyances. A transfer form is not required when exempt by 1, 2r, 4, and 11. When using these exemptions, it must be indicated on the face of the document
  • Current rate of fee is $3.00 per $1,000 of value rounded up to the next higher hundred.
  • Real estate value is required (#18)
  • Transfers involving rental property must be accompanied by one of the following Department of Industry, Labor and Human Relations forms:
    • Certificate of Compliance, Stipulation or Waiver -  If recorded separately, $30.00, regardless of pages.

Transferring Decedents Joint Property/HT-110

  • Document must make reference to either marital property or joint tenants
  • Attach a copy of deed showing ownership
  • Attach a certified copy of death certificate
  • Attach the Real Estate tax bill for year preceding death (Soaring copy is unacceptable)
  • Recording fee: $30.00
  • Termination or Decedants Property Interest (see link below)

Certified Survey Maps (CSM)

  • Legal size CSM paper with a minimum weight of 30#
  • Must leave a 3"x3" space for recording information
  • Recorded CSM's are not returned to sender
  • Recording fee: $30.00
  • Recorded plats are not returned to sender
  • Recording fee: $50.00 (with the exception of Highway Plats which are $25.00)

UCC Financing Statements

  • Only UCC's pertaining to real estate in Sauk County are recorded here
  • For all other UCC Financing Statements, please visit the Wisconsin Department of Financial Institutions web site at W.D.F.I. FAQ's.
  • Recording fee: $30.00
