Single Family

State/US Highway = 110 feet from centerline

County Highway = 75 feet from centerline

Town Road = 63 feet from centerline

Side lot lines = 10 feet minimum with an aggregate width of 25 feet

Rear lot lines = 25 feet minimum

Water Setback = 75 feet from ordinary highwater mark

Accessory structures (garage, shed, etc) must follow all setback rules and are limited to:

1 main structure (house) and 1 accessory structure.

If main garage is attached to home, 1 additional garage or shed will be permitted.

Maximum allowable height of accessory structure is 20 feet.

No more than 3 unlicensed or inoperable vehicles or machinery is allowed in this zoning district without special approval from the Board of Adjustment.

Home occupation is allowed when it is incidental to the residential use of the premises and does not involve any external alterations.

No product can be sold or offered for sale that is not produced by the home occupation.

No person other than a member of the resident family is employed on the premises.

No material, produce, or vehicle to be serviced by the home occupation may be stored or displayed outdoors.

Multiple Family

No restriction on the number of accessory buildings in this district.

Except as otherwise provided in the ordinance, no building MUST not exceed a height of 35 feet.

No more than 3 unlicensed, inoperable vehicles.

Special Exception Permit granted from the Board of Adjustment for a junkyard is allowed in the zoning district.

Home Occupation as allowed in Single Family.

Agricultural Related businesses including, but not limited to farm implement dealers, stockyards, veterinary services and agricultural supply dealers.

Exclusive Ag

Lot size must be a minimum of 35 acres to develop for residential use.

No building used for the housing of livestock or poultry shall be located within 300 feet of any boundary of a residential or commercial lot without the written consent of that neighboring owner.

Garages and other similar structures or uses accessory to the permitted residential and/or agricultural use are permitted and must follow all setback regulations for each structure.

Except as otherwise provided in the ordinance, no building MUST not exceed a height of 35 feet.

No more than 3 unlicensed, inoperable vehicles.

Junkyards WILL NOT be permitted in this district.

The following are only allowed after receiving a special exception permit from the Board of Adjustment.

Agricultural related businesses including, but not limited to, farm implement dealers, feed mills, fertilizer dealers, stockyards, fuel alcohol stills, veterinary services, and sawmills located on the same premises for more than 10 days.

Cottage industry and home occupations (as described in Single Family district) with limitations.

Wetland No residential development is allowed in the wetland district. No inoperable and/or unlicensed vehicles are allowed within this district.

No uses are allowed in this district other than:

Grazing, harvesting of wild crops, hunting, fishing, and trapping, the practice of wildlife, fish and forest management, hydro-electric power stations, power transmission and distribution lines, and camping.

Recreational - Commercial

Side yard setbacks shall be a minimum of 10 unless that side yard abuts a residential use - it must then be a minimum of 25 feet.

Rear yard setbacks must be a minimum of 25 feet.

Town Road = 63 feet from centerline

No automobile parking lot, sock pile, waste or salvage pile, equipment storage yard, or another accumulation of materials or equipment in the open shall be stored or placed within any setback area.

For any structure allowed in this district, the height may not exceed 50 feet.

No more than 3 unlicensed and/or inoperable vehicles are allowed.

Junkyards are not a permitted use this this district.

Typical with this zoning designation, if a house is located on the property, residential quarters for the owner, proprietor, commercial tenant, employee or caretaker in excess of the one single family dwelling permitted.

All must follow height and floor area limitations and restrictions as well as yard and road setbacks as set forth in the Single Family district.

Commercial

Side yard setbacks shall be a minimum of 10 unless that side yard abuts a residential use - it must then be a minimum of 25 feet.

Rear yard setbacks must be a minimum of 25 feet.

Resource Conservancy 35

Side yard setbacks for residential and accessory structures shall minimum of 20 feet with a minimum aggregate of 50 feet.

Rear yard setbacks shall not be less than 75 feet.

Town Road = 63 feet from centerline

Minimum parcel size to develop in this district is 35 acres.

Accessory structures associated with residential and farming uses are allowed in this zoning designation and except as otherwise provided in the ordinance, no building MUST not exceed a height of 35 feet.

No more than 3 unlicensed and/or inoperable vehicles are allowed in this zoning district.

Junkyard are NOT a permitted use.

Side Yards:
For buildings used for residential purposes, the side yard setbacks for Single Family apply.

All other buildings shall have a side yard minimum of 6 feet on each side (unless the property adjoins a residential property - it must be a minimum of 25 feet).

Rear yard setbacks shall not be less than 12 feet, except for the rear yard increasing in depth by 3 feet for every each additional 5 feet that the principle building exceeds 35 feet in height.

Accessory structures related to the industrial purpose are allowed in this zoning district.

Height limitation of 35 feet, however, for every 5 feet over 35, the rear yard setback must be increased by 3 feet.

Maximum of 3 inoperable and/or unlicensed vehicles are allowed in this district.

Junkyard are not a permitted use.
